Greg Berardi, associate broker of Win Morrison Realty, is recognized as one of the major leaders in the real estate industry covering Ulster, Greene, Columbia, Orange, and Dutchess Counties in the Mid-Hudson Valley of New York. His career began 23 years ago when he decided to drop out of college. “At the time, I decided I would pursue a career in real estate but people kept telling me I was too young,” he notes. He was 20 years old at the time. “Then one day I met a man in a bar/restaurant who told me I was just the right age and to come see him the following day in his office. That gentleman was Win Morrison and I’ve been with him ever since.”
Greg now oversees the agency and plans to take over the business when Win retires. “I could go off and start my own agency, but Win wants me to continue the name and the legacy.” Greg says “I feel because he’s been so good to me, I want to do the right thing by him.”
In 2017 & 2018, Greg closed over $50+ million in both residential and commercial MLS and Non-MLS sales. He continually earns awards year after year for being the top or one of the top producers in Ulster County. In 2016 Greg was recognized as Ulster County’s Top MLS Real Estate Broker out of 600+ agents. In 2019 Greg personally closed over 76 MLS and Non-MLS transactions with gross real estate sales exceeding $32 million.
Greg hasn’t had to rely on the phone for leads in years because his business comes to him in the form of repeat and referral clientele. “I think what sets me apart from other brokers is the fact that I really care about my clients and put their needs above my own,” he says. “I’m also honest with them to a fault. Sometimes what I tell them will end up costing me money, but I want them to make the best decisions for them”
Greg is one of the few brokers who specialize in both residential and commercial transactions and is known to be an expert and authority in both. He lists and sells all ranges of low to high-end residential properties along with complex commercial buildings that require detailed mathematical evaluations. He has a dedicated team that helps him make sure all properties get the attention and marketing that they need to assure the quickest closing time at the highest price.
An expert in marketing, Greg is a member of every MLS from Albany to New York City. “All of my properties get the full package, from professional photography to drone footage and virtual tours. “Because each home is unique, we spend a great deal of time creating specialized campaigns,” he says.
Locally born, raised, and educated in real estate and business administration, Greg continues to support his community through his work and personal investment projects, sometimes partnering with other local influencers.
His expertise goes beyond commercial and residential sales. He handles many aspects of all the business, including property management, fix and flips, land subdivisions, new/rehab construction, financial investment strategy, expediting approvals with municipalities and planning & execution of development projects.
Ultimately, Greg would like to grow and expand. “I don’t want to be the biggest brokerage in the business; I want to be the best brokerage in the business,” he asserts. “It’s always about quality over quantity!”
