Wayne Hartard has the experience, the entrepreneurial spirit, and the self-starter mindset to help his clients and his agents achieve their goals. Wayne began his professional journey when was recruited by the Light Group, one of the nation’s top-ranked food and beverage management companies. Noting his leadership skills and potential, the Light Group fast-tracked Wayne for their Management Program where he quickly distinguished himself, becoming one of the youngest General Managers in Las Vegas resorts such as the Bellagio, Wynn, and Mirage. As he rose through the corporate ranks, Wayne began to pursue his interest in real estate by investing in properties. “I grew up around construction and development,” Wayne says. “My father managed Florence Building Materials, one of Long Islands Premier distributors.” In 2007, he was selected out of sixty managers to spearhead the opening and redevelopment of three venues in Spain. When he returned to Las Vegas, it was to a city transformed by the market crash of 2008, which effected Wayne personally and deeply; he faced foreclosure on multiple properties, along with large-scale financial losses for himself and his family. The recession hit Las Vegas especially hard: development projects were shuttered overnight, and home values plummeted, causing a widespread loss of capital and equity.
Rather than turning away from the real estate industry, Wayne was motivated to build his expertise and cultivate his skillset. “In 2008, there was no one to help me,” Wayne says. “No one knew what a short sale was. Banks were no help and wouldn’t speak to you unless you stopped paying your mortgage. Lawyers took money up front and promised to negotiate on your behalf, then they disappeared. My experience would have made a lot of other people run from real estate. For me it did the opposite; it made me jump back in. I dedicated myself to learning the real estate business top to bottom and went on to build businesses and tools geared towards helping others in similar need.”
Armed with his values-driven mission, Wayne left the corporate world and pursued his passion for real estate full time. He moved back to Long Island, where he was born and raised. He co-founded one of the largest residential redevelopment companies, Easy Sell Property Solutions, which provided a wide variety of real estate options for sellers and investors in the Tri State Area. Wayne quickly became well known for doing large six figure renovations and development deals in his local area, teaching others his proven systems. From there, Wayne began to build The Hart Team at a local boutique brokerage, Listing Pro Realty Services. “I wanted to have a wide array of solutions for every buyer and seller under one roof,” Wayne said. “We wanted to be able to represent all aspects of real estate.” The Hart Team offered clients the full gamut of services, including expertise on foreclosures, investments, development, fix and flip, retail listings, commercial, luxury properties, and rentals. “At that time, our class of Brokerage didn’t exist,” Wayne says. “Our model was unique in that every member of the team specialized in numerous kinds of transactions, meaning we never had to refer clients out.” Motivated by his experience in Las Vegas, Wayne set up a Foreclosure Defense Team well-versed in negotiating short sales to make sure his clients received options and tools that weren’t available to him in 2008.
Committed to serving his clients and giving back to the Real Estate industry, Wayne has built a stellar reputation and an impressive resume of accomplishments, all of which are centered around the goal of serving others. Now, Wayne is a Top Ranked Agent in New York, regularly closing over $20 million in annual sales. He has also been the co-host of “Cashing Out,” a radio show on 103.9’s Long Island News, a program dedicated to educating Long Islanders about all aspects of real estate. As a Licensed Broker Associate and Lead of the Hart Team with eXp Realty, Wayne has personally sold well over 400 homes, flipped hundreds of properties all throughout New York, and has provided educational seminars on how to find, fund, fix, and flip real estate deals. Dedicated to his community, Wayne spends much of his free time giving back. He is actively involved with his church and is a big supporter of Clean Slate Living, a non-profit organization helping youth “Rewrite Tomorrow” by combating addiction, bullying, and suicide while building their confidence and self worth. “I’m a firm believer that if you give back and don’t expect anything in return, you will be blessed in the future in so many ways,” Wayne says. He also donates regularly to many other non-profits that touch the lives of his family and friends, including the ALS Association, the Juvenile Diabetes Research Foundation, and the American Breast Cancer Society.
Proud of what he has built, Wayne has no plans to slow down. As one of the NY Expansion Team Leaders for eXp, Wayne will head the effort to take eXp’s agent-owned, cloud-based Brokerage model across the state and nation. He is also in the process of developing new businesses in upstate New York. “I want to expand my footprint beyond Long Island to the Adirondack Region” Wayne Says. One of his new business ventures includes a podcast called “The Passive-Income Agent” geared towards helping agents break free of the traditional Brokerage model and own a piece of their brokerage. “One of my goals for bringing my team over to eXp was to help them become true ‘intrapreneurs,’ my term for leveraging systems to build your own business and brand.
