Heidi Choiniere is a breath of fresh air in the real estate business, combining her extensive knowledge of the industry with humor, wit, and a funny, self-deprecating look at the life of a REALTOR®. For instance, take her approach to marketing her listings.
“I call it the turkey shoot method. I throw everything out there,” Heidi said with a laugh. “I am not afraid to spend money, that’s for sure. I do a lot of marketing with my local chamber of commerce, “old school” postcards in the mail, social media, magazines, and even doing open houses again. I’m just like an energizer bunny. I even go back to some old listings that aren’t moving and I try to figure out how to market them to people in other areas that might be looking for something. It might sound crazy but I look at the weather all over the country and think who would really want to move to Florida right now?”
That’s a big reason for the success she has enjoyed in just three short years. Heidi is a REALTOR® for Coldwell Banker Sunstar Realty in Southwest Florida servicing cities in three counties near the Gulf of Mexico, including Boca Grande, Englewood, Murdock, North Port, Osprey, Placida, Port Charlotte, Punta Gorda, Rotonda West, Sarasota, and Venice. Last year she had 92 transactions for $25 million in sales. Little more than halfway through this year, Heidi has had 53 transactions and $16 million in sales.
“I think it’s my honesty and my responsiveness. I always answer my phone, I always text back immediately. I hear from so many people that they can’t believe how fast they get information from me. It’s one of the things I pride myself on that no one has to wait to hear information from me or that I didn’t get to them immediately,” Heidi said. “I am also a social media junkie. I am obsessed with real estate and marketing it. I am on my phone and computer 8 to 10 hours a day, seven days a week. Most of my business comes from social media and referrals.”
Heidi’s first year in the business culminated with her being named Coldwell’s Rookie of the Year, her second ended with the highest sales in her office, and through the first six months of 2022 she was either first in sales or listings or both in her office. She technically works solo although will sometimes team up with one of her best friends in the office. She became intrigued by the business when she and her husband sold some of their own homes by owner.
“I saw the opportunity to get my real estate license, I wasn’t working at the time, and I thought ‘Wow, that sounds really interesting.’ I mean, the advertisement read, ‘Get your license in seven days!’ Little did I know, right?” Heidi said with a chuckle.
But she certainly had the ambition and fortitude to carry through with it. Heidi says she enjoys what she called “the rollercoaster ride of everyday excitement.” Free time does not come easily, but when it does Heidi enjoys spending it with her husband and two Australian Cattle dogs – with a puppy on the way – as well as eating out and getting to the beach. “Without the never-ending support of my husband of 30 years, Tom, who has been behind the scenes along the way, missing meals and listening to my phone calls at all hours of the day; none of my success would have been possible without him.”
Heidi keeps reachable goals in front of her for the future, joking that “I’m just going to keep going like this until I can’t do it anymore – physically or mentally,” she said with a laugh. “I am planning on working on my broker’s license. I think that could be valuable to me in the future. I don’t want my own brokerage, but I would like to manage one someday and help new agents succeed. I never knew what real estate agents did and now I know that people really need us.”
