Greg Giokas is right at home in the mortgage industry, which is known for being about as easy to navigate as a boat on storm-ravaged waters. Communicative, progressive and supportive, top mortgage professional in Massachusetts Greg Giokas is a consummate professional, steering his clients in the right direction for their particular circumstances.

“There’s never a dull moment,” he says. “I like challenges, especially if it’s a difficult transaction or if the client has had a bad experience or been turned down by another lender. I take pride in really digging deep to try to figure out how to structure the loan in a way that can help that client.”

Greg started in the mortgage industry in 2002 when he graduated from Brandeis University. He had studied finance and economics and knew he would do something financial but wasn’t sure what. At the time, the economy was healing and real estate was doing very well. Friends who had graduated earlier and gone into the field introduced him to the mortgage industry. He tried it, did very well that first year and never looked back.

Over his fourteen years in the industry, he developed a three-point approach to relationships with his real estate partners that he views as crucial.

First, he’s a great communicator. He is committed to reaching out to clients in both parties (the listing agent and buyer’s agent), letting them know when major points in the transaction have occurred, such as when it’s approved and when it closes. “It’s in the form of an automated video that helps inform the borrowers in a fun way,” he says. “We get consistently positive feedback on it.” In addition, if any issues come up during the process, he lets his partners know right away.

Second, he supports them with ideas, marketing and seminars, always keeping an open mind and brainstorming.

Third, Greg is exceptionally progressive in the industry in his outlook, always looking for innovative ways to market and communicate to clients. Where most use text messaging, Greg started a new campaign doing live events on Facebook talking about the buying process. Also, when communicating with clients, he gives them the option of videoconferencing instead of meeting them in person. His real estate partners appreciate his flexibility.

In fact, they appreciate him so much that the Greater Boston Association of Realtors, to which he belongs, awarded him Affiliate Member of the Year in 2011. In addition to participating in the organization, he reaches out to agents by networking or through buyer referrals.

Greg has tremendous appreciation for clients who show their gratitude by making those introductions, but he finds even an email or phone call rewarding. “It means a lot when a client lets me know how much their lives have changed because of what we’ve done for them,” he says.

He likes to spend his spare time with his family, especially playing with his two young daughters. He’s a drummer, too, filling the house with music on the weekends, and a sports aficionado who actively participates in CrossFit training and skis in the winter. But he jokes that when he’s not working, he’s thinking about work!

In the future, Greg wants to find more progressive ways of using technology for communication. “The mortgage industry is a little antiquated,” he says, “so I’m looking forward to being ahead of the curve. I don’t know what that will look like, but I’m always questioning it.” He’s already ahead of the game, so no doubt Greg will keep right on going.
