Silvana Piadade, a former hotelier, is now a top-producing real estate agent for eXp Realty in Memphis. For Silvana, the arrival of her baby in June 2000 was a wake-up call in more ways than one. At the time, she held a director-level position in the Peabody Hotel and was responsible for multiple departments. She managed 95 employees and worked 17 hours a day, often including holidays and weekends. Silvana knew, with a baby at home, she needed to make a change.

Having evaluated different options, she decided to venture into real estate. She began working at Bob Leigh & Associates in Mississippi, earned her license in Tennessee and Mississippi, and began a new career. It turned out Silvana’s drive and determination, along with her multi-tasking, time-management, and conflict-resolution skills made her a natural real estate agent. Silvana did not rely solely on this, however. Seeking to improve her skillset, she went on to earn numerous certifications, becoming a Certified Residential Specialist (CRS), an Accredited Buyer’s Representative (ABR), a Certified Distressed Property Expert (CDPE), a Military Relocation Professional (MRP), a Certified Probate Real Estate Professional (CPRES), and a Pricing Strategy Advisor (PSA).

Her efforts have paid off. Over the last sixteen years, as a bilingual real estate agent with a niche in the Hispanic community, Silvana has built a successful business serving Memphis and its surrounding cities, including Bartlett, Germantown, Collierville, East Memphis, Eads, Oakland, Cordova, Lakeland, and Rossville. With an average sales price of $225,000, she usually closes 50-55 transactions per year, putting her average annual sales volume at over $10 million. Also a very impressive statistic—90% of her business comes from repeat customers or referrals.

Her efforts (and results) have also been noticed; Silvana has won accolades every year for over a decade, including, among others, the Coldwell Banker International President’s Circle Award and the eXp Realty ICON Award. She is a Certified Mentor with eXp Realty in Memphis and has received recognition from the Latino Real Estate Agents in America (NAHREP) and The Real Trends – Best Real Estate Agents in America.

If you ask Silvana what keeps clients coming back, she says it’s all about nurturing relationships. She keeps past clients well informed of current market conditions with personalized notes or calls, sharing community news or alerts about interest rates and refinancing options. She also maintains a CRM system and sends out regular emails and monthly postcards containing something of value—for example, a coupon for a local business—to all of her past and present clients.

And Silvana does all of this on her own—currently, she is a solo agent. While she loves handling every aspect of a transaction, making sure everything is in synch, and coordinating closing attorneys, inspectors, sellers, and buyers the way she used to handle multiple parties in the hospitality industry, she also will be expanding her business. In order to continue providing clients with exceptional service, she plans to hire a virtual assistant and a transaction coordinator in the near future.

Outside of work, Silvana enjoys working out and spending time with friends. She is a long-time supporter of the Angel Program, an organization devoted to helping children with autism, and, though she is not a runner, she regularly donates to their annual 5K fundraiser.
