“Going, going, gone!” These three words don’t typically coincide with a real estate transaction but Coldwell Banker Brenizer’s Wanda Johnson has created a niche in real estate auctions that she’d like to expand.
Wanda, consistently one of Eau Claire’s top REALTORS®, says the majority of her sales are done as traditional transactions but she also enjoys the uniqueness of the real estate auctions, which are held by few agents in her area.
An Associate Broker, Wanda specializes in residential properties, farms, waterfront properties, vacant land and real estate auctions. Her clients include everyone from the first time homebuyer to relocation clients. Wanda and auctioneer Jerry Andrews of Andrews Auction Service have been a team in real estate auction sales for many years. However, in the past five to eight years, real estate auctions have increased in popularity, especially among the farming community. “People often associate a real estate auction as a distressed property, short sale or foreclosure, which my properties generally are not,” she says. “An auction is a fast, efficient and effective way to sell real estate. Auctions usually bring the true market value. If a property is marketed, handled professionally and efficiently, an auction can be a very positive experience for the seller and buyer.” Wanda markets the real estate auctions on MLS, on various websites including her personal website and the Andrews Auction website as well as a number of newspaper shoppers. All auctions are live and on-site. On the day of the auction, the actual sale itself is completed within 10-20 minutes and the closing is usually done within 30 to 40 days.
Wanda expresses that buyers are required to have their financing arranged and bank approval letters in hand before bidding. She also states that buyers bid at their own risk. Properties are sold with no contingencies and are sold in “as-is, where-is” condition with no guarantees or warranties. Buyer’s need to be aware of the condition of the property and bid accordingly.
Wanda encourages all auction sellers to have a home inspection done by a licensed home inspector prior to the auction date. Buyer’s need to be aware of any known defects or code violations prior to bidding. She will also host one or several Open Houses for potential Buyer’s to view and do their own assessment of the property prior to the auction.
Wanda explains that there are two types of real estate auctions. Reserve Auctions require bidding to reach a certain dollar amount in order to be sold. If the reserve is not met, the seller agrees to continue the listing with Wanda, marketed in the traditional method until sold. This type of sale may also be referred to as Minimum Bid.
In an Absolute Auction, the highest bidder gets the property, no matter the bid. There is no turning back. It will absolutely be sold that day.
