Within the supportive, welcoming business environment, the team sells hundreds of homes per year across wide price ranges. “We get a lot of referrals,” says Susan. “My agents get repeat business from clients’ family members and friends, and we’ve sold some houses three times in a row!” They also pride themselves on being short-sale specialists. Clients appreciate their desire to help first-time or lower-income buyers and to be patient with people who need time to improve their credit. “We’ve sold houses from $100,000 to $1 million, but the majority is first-time buyers,” she says. “That’s what we enjoy the most.” Commission on a $150,000 purchase may be low, but the value is in making people happy. “Once they’re able to buy that first house, they remember you and come back when they’re ready for a bigger one!”

I assign them leads and I believe in helping them succeed.” “We have floor time and the agents are allowed to take the calls. Any incoming leads go to the requested agent or are handled by whomever is on floor time. “If a lead comes to me, my assistant gives it to me and I assign it to agent to develop the lead.”

It’s safe to say that Susan’s desire to help buyers, sellers and REALTORS® achieve success through real estate is rooted in her personal journey. After all, 31 years ago Susan was a full-time mom working nights as a cashier at the local market to make ends meet. She had limited education but no shortage of verve. “Then my husband and I started buying properties and selling for-sale-by owner,” she recalls. “People thought I was a REALTOR®!” Eventually, she heard that compliment enough times that she enrolled in night school and earned her license. By 1985, Susan joined a brokerage.

Anyone who knows her will say nothing stops Susan. By 1987, she was ready to become a broker. But Susan, who was born and raised in Argentina until age 14 and had only completed the equivalent of an eighth-grade education in her one-room Argentinian school, learned she needed a high school diploma. Not deterred, she passed her GED test, enrolled in school and became a broker. By 1991 she opened her first agency, an endeavor she admits was challenging. But in 1995, Century 21 helped her become a franchise and in 1996, she purchased the building where she is based now. She has traveled all the over the country to further her education with classes on how to grow successful business. She also participated in one-on-one coaching, listing presentation and education on how to help her agents.

Susan knows how fortunate she is to have a loving husband, two successful adult children who work with her – Adriana Picciuto, a Broker-associate, and Michael Picciuto, a REALTOR® associate – and to have a thriving, longstanding career with a team that doubles as an extended family. “I worked my butt off to get here!” Many of her agents have worked alongside her since the first brokerage she joined in the 1980s. Truly a family, they often spend holidays together or enjoy barbecues and getaways to the Picciutos’ beach house, where Susan’s husband (affectionately called “Mr. P” by the team) cooks the meals. Susan jokes that she’ll never retire. Through her brokerage, she intends to keep earning Centurion Awards and Gold Medallion Awards from Century 21 and helping even more of her agents to reach top honors.
