Top Real Estate Agent in Texas Cathy Waters

After earning her degree in early childhood development, Cathy Waters moved to Texas where she began her professional career as a nanny. Once she decided to take a new path, an agent who assisted her in purchasing investment properties reached out and suggested she work in his office.

“He said that if I liked it and wanted to get licensed, he would pay for the courses,” Cathy says. “I started working there in two-thousand six and in two-thousand seven, I got my license. Now here we are.”  

Currently Cathy is building up her team, which consists of herself and Juliet Smith. While they do serve the entire Dallas-Fort Worth Metroplex, Cathy says they try to stay near Hood, Parker, Johnson and Denton counties. “I feel it’s effective to really get to know your area,” she says. Her extensive knowledge of the region is one trait that sets Cathy apart in the industry.

Another is her loyalty. “I bend over backwards for my clients,” she says. “It’s the fact that once you become my client, you become my friend. And if you need me, I’m going to be there, just like I would for any friend.”  

With her deep commitment to clients and connections with a vast array of investors, it’s no surprise that Cathy’s repeat and referral percentage is a large part of her business. “In the past twelve months, we’ve had seven referrals from other real estate agents.

It’s exciting to be recommended by your peers.” Her approach to marketing is yet another reason Cathy is a top-tier agent. “We list on all the platforms for real estate and social media,” she says. “I also have a system for each week, in which you’ll either get a phone call, email, or text from me.”

As for what she loves most about real estate, Cathy says she loves making connections. “I love shopping with first-time home buyers. I love the excitement on their faces when they get their new home,” she explains. “My most favorite things, though, are the friendships I’ve made and that I’m able to help people succeed.”

Cathy is a dedicated member to her community and is deeply involved. “Homes for Heroes is my new big charity that I’m involved with and I’m loving it,” she says. “It’s a fabulous program. We give a percentage of our commission back to the hero at closing, which consists of a wide range of those who give back to our community, such as teachers and first responders.

It’s our way to give back to them.” She is also involved with a fundraiser for The Salvation Army. “They have a great rental assistance program that helps people get back on their feet.” 

When Cathy is not working or participating in community events, she and her family love to be at the lake, go RVing, and have cookouts with friends. As for her future plans: “I’m really enjoying growing the team right now. I hope to see my business have at least three or four more members,”

Cathy says. “I have a son-in-law who’s interested in commercial real estate, and I would love for us to have some variety in what we specialize in, for each of us to have a niche. That’s my goal for the next three years.”
