To label Kathy Koehler a Top Agent would be, without a doubt, a massive understatement. This hardworking, committed, extremely personable and incredibly successful real estate professional sits comfortably at the top of her profession, overseeing a pioneering business built on a foundation of honesty, integrity, sheer grit and determination. Kathy, who currently works under the banner of Reece Nichols Realtors in Leawood, Kansas, is closing in on four decades of revolutionary, groundbreaking work as a trusted real estate advocate for countless grateful buyers and sellers.

Kathy, whose stellar work ethic predated her real estate career – she began working in a clothing store at the tender age of twelve, being paid under the counter, of course – and then became a door to door vacuum salesperson while still in high school. After marrying, and frequent moves, Kathy took the advice of the multitude of Realtors who suggested she give the vocation a try. After a final move to the Kansas City area, Kathy gathered together the knowledge she had gleaned from her peripatetic life and incorporated methods theretofore unknown in the area she was selling, forming the very first real estate team in the Kansas City market, as well as utilizing personalized branding methods such as her photo on signage and boxes to hold on-site information flyers.

Today, Kathy has expanded to five locations and oversees an amazing team of fifty agents and support team of ten. One of those agents is her partner, daughter Heather Bortnick, who shares her mother’s drive and client-first business ethos. “She started from the bottom up,” says Kathy with obvious pride, “and she’s now selling houses in the one million to four million-dollar range.”

While any writer could take an entire article to expound upon the awards and achievements Kathy has garnered during her lengthy and stunningly successful career, it is perhaps best to focus on the reasons behind those accolades. “It’s about competence,” says Kathy, when asked to account for both her success and for the loyalty and trust she inspires in her clients, as evidenced by the fact that almost the entirety of her business is based upon positive word of mouth and referrals from past clients. “In this business, if you get great mentors, like I have, if you get the best team, and if you get the best training, the only reason you have to fail is yourself.”

Other factors come into play, of course, and chief among them are Kathy’s thorough and comprehensive marketing strategies (staging, professional photography and deft utilization of the internet and social media platforms), and her fair yet strong negotiation skills. Additionally, Kathy’s consistent messages of gratitude towards her current and past clients have endeared her to all she has worked with, and all of these elements combined to see her ranked among top 25 agent nationwide and as number 1 in Kansas City for nearly three decades, and to have sold a staggering 356 million dollars in volume last year alone.

On top of everything, however, is Kathy’s generosity of spirit and desire to give back to her community and those in need, and each year, as her business grows, her contributions grow along with it. That includes both financial and hands-on efforts, including helping kids who are battling cancer, or raising money to grant them their last wishes if they lose that battle.

When she’s not spending her time being an impressively hardworking dynamo, Kathy enjoys nothing more than spending time with her family, which in addition to daughters Heather and Amber, includes her four grandchildren: Elinor, Katherine, Joe and Charlie.
