If one word could describe Karli Spahr’s work in the mortgage world, it would be ‘tenacious.’ She is determined to get her clients towards their real estate goals. But this determination doesn’t come from a desire to earn more, it derives from her empathy. She worked for a finance company when she first began in the industry, and when she and her husband decided to buy a house, they had no idea it would be one of the most challenging experiences of their lives. “We got an accepted offer on a home. We sold our first home already and were renting a duplex with our two children. So we gave our notice on the duplex and loaded up our U-Haul, and went to close at the title company,” Karli explains. But when they arrived, the loan officer was nowhere to be found and was unreachable by phone. Eventually they were able to get ahold of the company the mortgage went through, and were told that they were denied because of a lack of financial documentation. It was the first they had heard of this, and as she sat at the closing table, her heart dropped realizing they were homeless.

While Karli and her husband ended up being approved for their loan through another lender, they had to move their family into a hotel for two weeks while they sorted everything out. It was a truly horrifying experience, one that could have been entirely avoided if the initial lender had communicated to them. “From that day forward, I swore I would dedicate myself to ensuring this never happened to another person again if I had any control over it,” Karli explains. Today she is a Producing Branch Manager at Fairway Independent Mortgage Corporation in Oakdale, Minnesota. Fairway is a direct lender and offers all types of loans, including conventional, government and niche products. Karli specializes in working with first-time home buyers and is also a Certified Military Mortgage Specialist. “Many times, our active military and veterans don’t realize the great benefit they have to help them achieve homeownership with no money down,” she explains. But Karli is happy to help anyone with their real estate goals, and loves to be challenged. “I take a lot of pride in thinking outside the box to get loans done.”

Serving the entire state of Minnesota and Wisconsin, she works hard to never disappoint her clients. “Whether it’s a good or a bad thing, I put myself in my clients’ shoes and imagine what they are feeling and how things are perceived on their side of the fence. It does mean I get a bit emotional when things don’t happen the way they are supposed to, but I truly believe it makes me a better loan officer.” With the vast majority of her business consisting of referrals, it is clear she is going above and beyond expectations.

During any free time, Karli loves spending time with family, including her husband of over 25 years and her three children (Samantha, Cody, and Hunter). “Spending time with my family and seeing my children grow in their lives to be happy adults is extremely important to me,” she says.

As Karli looks towards the future, she is planning on training her middle child, Cody, to be a loan officer. “I’m teaching him the business and the goal is to have him do more of the sales side right next to me. Eventually as I wind down in mortgage in the long-term future, I’d like to handle the support side and coaching aspect,” she explains.

While she continues to grow, she enjoys every second of her work. Helping people achieve their dreams of homeownership is extremely rewarding for her. She wants everyone to know that applying for a mortgage is not something to be feared. “So many times people are afraid to apply for a loan because they’re embarrassed by something that might have happened in the past. I like to find them solutions to get them into a house, even if it’s not today, so we can have a gameplan for the future.”
